RENTAL RULES

PRIVATE RENTAL RULES

Please read the rental rules carefully before deciding to rent. These are specific to rentals, and in addition to the general sim rules.

Rentals are first come, first serve. We do not keep a waiting list, but you can click "notify me" on the rental to be notified if it becomes available. Available rentals can be browsed below or accessed through the kiosk in-world.

SOULMOOR RENTAL AGREEMENT

By paying for a rental, you agree to the following terms:

1.) You must follow the rules of the sim and SecondLife TOS.

2.) You may only rent one residence at a time to be fair to everyone. If you want to move to a new rental, the old one must be given up. No transfer of rental time will be made to the new rental.

3.) Rentals are offered as-is. They will not be moved, recolored, modified, or changed in any way, so choose something you enjoy.

4.) Keep scripts within reason. If an item puts excessive strain on sim resources, you may be asked to remove it. This also means NO temp rez devices.

5.) No security orbs or ejectors.

6.) Breedables are not permitted.

7.) Items that make excessive noise (crying babies, animals, etc.) are not allowed. You *may* set out low script animals inside your rental, but they must be set to silent. You may be contacted to silence/remove an object if there are noise issues.

8.) Rentals may NOT be used for OOC commercial purposes (no stores, gacha resells, breedable sales, etc.).

9.) All items must be contained inside the rental units. Specific permission may be granted to place small items on a porch that maintain the aesthetic of the sim.

10.) Items will be auto-returned upon termination of rental if you do not pick them up yourself. Rez no copy items at your own risk. We are not responsible for any lost items.

11.) Keep within your prim allowance. Continuing to exceed the limits despite warnings may result in eviction.

12.) There are no refunds on rentals.

13.) Rentals have an arrears period of 48 hours. You will be contacted when you go into arrears. If you have not paid rent on time after the arrears period ends, items will be auto-returned and the rental will become available to others.

14.) You may be OOC in your rental, both in chat and avatar. However, sim rules still apply (i.e. no underage avs). OOC chatter should be taken to IMs as not to bother others.

15.) Unless special arrangements are made, you will be limited to no more than 2 subtenants on a rental.

16.) Rentals MUST be furnished in some fashion to indicate use, even if it's just a single chair. Rentals that are empty will be assumed to have been abandoned and may be evicted without refund. If you know you are leaving/not renewing, please select "not renewing" from the rental menu so that the rental will open sooner for those who are waiting.

BUSINESS RENTAL RULES

Business rentals differ in many ways from private rentals, and are here for active roleplayers to have a chance to acquire and run businesses on sim. The "rent" is only 1L to activate a rental box, since Casperlet doesn't allow 0L payments. This is to keep businesses active and engaged, since the "owners" will have to renew frequently.

SOULMOOR BUSINESS RENTAL AGREEMENT

By activating a business rental, you agree to the following terms:

1.) You must follow the rules of the sim and SecondLife TOS.

2.) You may only rent one business at a time to be fair to everyone. If you want to move to a new rental, the old one must be given up.

3.) Businesses are offered as-is. They will not be moved, recolored, modified, or changed in any way, so choose something you enjoy.

4.) You will not be given any prims to place objects down within a business, as they all come fully furnished.

5.) There are no refunds on rentals.

6.) Businesses have an arrears period of 12 hours. You will be contacted when you go into arrears. If you have not paid rent on time after the arrears period ends, the business will become available to others. If you are unable to get into SecondLife for some reason (i.e. family emergency), please let us know and we can freeze the rental.

7.) Businesses are not to be used for OOC and are considered a public RP area with you having IC rights.

8.) You cannot have a sub-tenant, nor can another player rent the box on your behalf. If you are the business owner then you must own the renting box.

9.) Please don't "squat" the business rentals. If you don't plan on using it to play on the sim, be courteous and move out so an active player can move in. If you are noted to be inactive and yet keep the rental, you will contacted about activity.

10.) Groups for rentable businesses must have unique names and not simply be named after the location and business type, such as "Duskmire Bakery." You could name it something like "Soulmoor: The Sunrise Bakery" and advertise your location as being in Duskmire, as an example. Please ask if there are any questions about how to name your business group.

11.) We reserve the right to remove any business owners that we feel are not adequately fulfilling the RP purpose of the business.

SHOP RENTAL RULES

Shop rentals differ in many ways from private and business rentals and are here for active roleplayers to have a chance to create their own businesses on sim. Shop rentals require an application to explain the intent behind any business, group, or service that will be provided out of the building so that it can be given to those that would best add to the community.

15.) Unless special arrangements are made, you will be limited to no more than 2 subtenants on a rental.

16.) We reserve the right to remove any shop owners that we feel are not adequately fulfilling the RP purpose of the space.
